Step 1: Know What You’re Looking For
Before you start scrolling through home listings late at night (we’ve all been there), take a step back and define what you’re really looking for in a home.
- How many bedrooms do you need?
- Do you want to live in the city, suburbs, or out in the country?
- Is a big backyard important? What about a home office? Or a fireplace? (It actually gets cold here in the South Plains Panhandle)

Note: Avoid any major purchases or credit changes during this time! Your financial stability matters more than ever during the loan process and credit changes could delay or even prevent final approval on your loan, which means you could lose your new home *sad face*
Step 3: Partner With a Knowledgeable Texas Realtor (perferably a local one)
Buying a home isn’t just about the property…it’s about navigating the paperwork, timelines, negotiations, and local market dynamics. That’s where a trusted Realtor comes in.

Step 4: Begin Your Home Search
Now the fun begins! As you tour homes, keep your priorities in mind, but also be open to a few surprises. No home is perfect, but the right one will check most of your boxes.
Step 5: Make an Offer
When you find “the one,” your Realtor will help you make a competitive offer based on local market data and the home’s condition. In Texas, submitting an offer usually includes:
- Earnest money – a good-faith deposit
- Option fee – a small fee for your right to back out during the option period. (Typically 7 to 10 days)

Once you’re under contract, it’s time to do your due diligence.

- Appraisal – Required by lenders to confirm the home’s market value.
Step 7: Final Walkthrough and Closing

On closing day, you’ll sign documents, transfer funds, and officially become a homeowner. Bring your ID, any required paperwork, and maybe a hand massage for all that signing!
